  •     Collection of rents, deposits and any tenant related charges

  •     Pay outstanding approved bills  (utilities, HOA fees, vendor invoices, mortgages, etc)

  •     Direct deposit of income minus expenses to owners account via management checking account

  •     Monthly owner's statements  (full itemization of all income and expense with invoices attached)

  •     Continual monitoring of any and all maintenance  invoices to get best prices with best services

Tenant move out notices and procedure:

 

  •     Any pending vacancies posted to our website, MLS, numerous other websites, sign posted on property

  •     After tenant vacates a move out inspection is conducted with pictures taken

  •     Vendors estimates obtained and presented to owner for approval

  •     Monitoring of vendor work progress and completion of vacancies

  •     Move out security deposit disposition completed and mailed to tenant(s) that has vacated within 30 days

  •     Collection service procedures implemented against any outstanding tenant unpaid balances

  

Vacancies and renting procedure:

  •     Appointment scheduling and previewing of vacancies with prospective applicants

  •     Conduct rental history checks on applicants via past or current employers and landlords

  •     Conduct criminal and eviction background checks  for applicants

  •     Contact owner for review and final approval of prospective applicant

Property inspection procedures:

  •      Quarterly, semi annual and  annual inspections conducted on properties

  •      Drive-by of properties done on a routine basis   

  •      Notices given to tenants for any lease violations  

  •      Vendors contacted for  any work not completed to management satisfaction
